Khrushchevka is a multistory apartment building (most often a five-story building) with an uncomfortable arrangement of small rooms. Under Nikita Khrushchev, such houses were stamped as on a conveyor belt, hence the name. Due to the cruising speed of construction, the planning was done through the sleeves, with mandatory through rooms, completely inconvenient, especially for families with children.
The layout of a two-room Khrushchev
The standard size of a two-room Khrushchev is about forty-three square meters. The accommodation of rooms in the apartment is categorically inconvenient. Almost always one of them is a walk-through, the kitchenette is small - 5-7 meters, the bathroom is located near the entrance door. That's why almost every tenant thinks about the redevelopment of a two-room apartment like Khrushchev, but does not represent where to begin.
First you have to decide what exactly you want to get as a result of all these laborious, time-consuming works. Perhaps, you see the common kitchen-studio in the inner vision? Or an office completely isolated from the adjoining room? And perhaps you have long wanted to organize an additional room for children? No demolition of walls is indispensable.
Variants of redevelopment of a two-room Khrushchev
The easiest way is to demolish all the partitions and get an apartment-studio. The resultant space can already be divided not into sectors, zones by thin partitions of gypsum board, screens, shelves. A popular variant of combining the kitchen, hallway and hall into one large room. Further, the living room is separated, but purely formally, either by an arch, or by a bar counter. Yes, your home has become more spacious, but the functionality of the original layout has not changed.
There is another way how to reschedule a two-room Khrushchev - to move the partitions between the hall and the bedroom so as to maximally reduce the area of the passage room. In this case, there will be little room left in the bedroom, only on the bed, chair, bedside table. Because of this, this room can turn into a dungeon without windows. It's all good, only when the family spends much more time in the living room. And, of course, even a microscopic bedroom will become a cozy nest with the right design.
How can you reschedule the bathroom in a two-room Khrushchev - this is a whole separate topic. Instead of an old cast-iron bath, you can install a new-fashioned shower cabin, combine a separate bathroom, and then move the toilet door to the wall of the corridor. This will make it possible to place in the bathroom some other items, such as a washing machine or a boiler.
In this situation, you can not do without a thorough step-by-step repair of the bathroom: to replace the sewer and water pipes, to do quality surface finishing, to put a new tile, to whitewash the ceiling, to paint the walls and so on.
Consider also the option of combining the room and the loggia. Balcony and loggia is canceled (if they are in the apartment, of course) in order to increase the area of the hall. Loggia will have to be insulated, glazed, demolished. But remember - the partition on the balcony (loggia) - this is the bearing wall of your house! And in the pursuit of a few extra square meters, you can damage the durability of the five-story building itself.
You can also replace all the doors in your home with sliding ones, thereby winning a few more precious square centimeters of the area.
Any redevelopment should be legalized, consulted by a specialist. Otherwise, you may be forced to pay a fine and return all the walls to their original position.
